This hotel provides a very comfortable stay. This was our second visit to this hotel.
Cons(Specific only to us)
1. In the lower ground floor room(in front of swimming pool), bed was not good.
2. Our toilet seat was not good in Room: 301
3. The hanging rope was there in the bathroom of the lower ground floor room, but not in 301.
1. Very friendly, cooperative and helpful staff.
2. Very good & tasty breakfast
3. Neat rooms
4. Simple n nice swimming pool
5. Good connectivity to the beach and the main road
6. Small shops around.
7. Near to many restaurants n eateries. Zuperb itsef is good.
Overall, we had a very good stay. As we did this time as well, we will be coming again. The best part about this hotel is that the staff actually listens n helps, which is very important.
Hotel is not bad but very closed & not properly ventilated & nothing extraordinary it is just average

Good - Nothing is extremely good in this hotel as i stayed many other places in less cost & they were better than this.
Bad - 1. It was not properly ventilated & thats why we dint like to spend our time in hotel much,
2. they did not had anything different for customers entertainment in the evening,
3. Food was average
4. Pool was small
5. Bar was also very small & sad types
6. Service was also not outstanding
7. People were not too friendly in the reception
9, its 2.8 Km from calngute beach & near by beach is lonely & secluded so i dont think u will visit there until n unless u just want to sit without being concern about safety
8. By look rooms look great but they are too closed & without balcony.
I would like to mentioned the Hotel Castle House which was very good in all above parameters.
Decent place, but rooms not very ideal for small families

Let me break this experience based on the hotel (room, amenities, location, service and food):
Before, I can start off the review, I will have to state that we went in as a group of friends (and our respective families) and stayed for 4 nights. So overall, 4 families and 3 children. We stayed in rooms - 401, 402, 403 and 502. WIFI is available, but, needs username and password (which they will provide during checkin). The username and password differs for each person and will timeout every 1 hour once (meaning we have to login again). This is valid for a maximum of 3 days (if you are staying long you need to ask for a different username / password). Each booking will ensure you will get complimentary breakfast.
The rooms are okay when it comes to size. Beds are I am guessing queen size and can accommodate my son (4.5 years, the eldest in the children group) without causing any issues to us parents. The rooms get cleaned everyday (whether you are in the room or not, so, if you want them to clean it in your presence you have to inform them the same, else, by default they will clean the rooms at a scheduled time). Rooms are clean, and housekeeping does a decent job, but as most of the time we will be coming back from the beach and around about, theres is always some residue of sand in the room. The biggest drawback we found in the rooms (401 - 403) was that they don't have any balcony, and for some reason we could not even open our windows, meaning, no ventilation and that results in wet clothes not drying all that well. Rooms are susceptible to noise. So if you have a noisy neighbour you are bound to be disturbed. Rooms do have A/C, and Tata sky enabled TV's (most channels are available). - 3 stars
Amenities: Not much, it has one medium sized swimming pool and a few pool side seating, Seating is not that great, but decent and swimming pool was good since all 11 of us were in the pool (pool is about 3 feet - 5.6 feet deep). - 3 stars
Location: This is actually very close to a peripheral calangute beach. It's a 5 minute walk and you enter a very quiet place of the beach which is excellent especially at 6 - 6:30 am for a walk and early morning ocean play with kids. For other places you have to rent bike(s) / car(s) and use them for easier movement. - 3.5 stars
Service: Service is what this a good stay. I have mentioned earlier that we had a problem with drying our clothes (we used to visit the beach and get drenched twice a day) so we called the main office and they immediately obliged by putting a cloth line near the pool for our convenience. Helpdesk provides almost all the help we need from taxis to bikes, and location's and places to visit. They even book and block certain happening places if needed. They have a very friendly staff and have been very tolerant towards our naughty kids. - 4.75 stars (0.25 removed unfortunately due to one housekeeping lady not doing her job all that well, was very hasty in doing her job and broke a tea cup in the process)
Breakfast as mentioned was complimentary - I would not rate this the best, but is filling. This is a buffet and will have one non-veg (chicken, could be sausage, salad, sandwich), omelette, and bread (toast and plain). Rest will have something of potato, either idli's or puri. There is juice and tea / coffee available as well. This is hosted in their hotel Zuperb. Overall breakfast - 3 stars.
Lunch and Dinner - You have to eat in Zuperb at least twice. This is a great place and the owners who are Parsi's are very friendly and the food is very nice as well. Please do try Mani's (a non-veg, Parsi dish, very good). This is an easy 5 stars for the way they have taken care of us and our kids. I will have a better write up on them separately as well.
5 categories - ideally between 3.5 and 3.75, but, have rounded it off to 4 stars
So, overall to conclude I will have to say, its a great place to stay if you have a group. Not, all that great if you travel as a couple.
Average stay , good rooms

The hotel is a small and an average property located in the calangute area with beach just about 0.4 kms away. Rooms are nice clean and wooden, swimming pool is very small and breakfast is limited with lot of flies in the seating area. Overall the stay is good but not so appealing.

Stayed in this 'resort' for 4 nights from 12th to 15th September. Booked based on reviews on Tripadvisor and not regretting it at all. Budget hotel . Nice Rooms. Compact yet comfortable property. Front office staff is ever smiling and approachable. Rooms are spacious & we (2 couples) stayed in 402 and 403. Wooden flooring (BIG Fan !) with comfy beds, very well lit with wardrobes and dressing area. Ours was inclusive breakfast. You need to have it in the next-door restaurant - Zuperb. Delicious food with decent spread and variety in all 4 days. Great host too. Goes out of the way to make guests feel comfortable. Impressed with the location. Few 100 mtrs from the not-so-crowded part of Calangute beach. Close to the baga beach and other buzzing areas yet in a lane with no or less traffic and noise. Will definitely recommend for family, couples or even a gang of girls travelling alone. Not sure if they do it for all guests all year long - but we got complimentary coupons of Deltin. All in all - Great job in running this place guys.
What they could work on is
Ventilation could be improved. Only thing they need to definitely do something about is the blast of heat that one faces when they enter the room after being out or when checking-in. Agreed,climate of Goa is a culprit too but AC wasnt powerful enough and it took a GOOD 15 minutes to cool it down. Also, got the feeling the housekeeping staff was more than necessary inclined towards cleaning the rooms everyday. I would prefer the cleaning part to be taken care when the guests have stepped out for a city visit and not when they are getting ready ..
