Warm and comfortable

I went with my elderly mum in December to visit the Christmas markets.we took a cab from the bus station going there we were under £4.going back to the bus station we were £8.so beaware of this.first impression the entrance was warm and inviting.the welcome was ok.we were verbally given directions to our room.it was a bit of a maze.down corridors up three floors by the lift,then along another corridor , upstairs.then we were supposed to go up another flight.it was to much for my elderly mother.the hotel gave us another room.it was a nice room,no view,the carpet had stains on it.the first night we went out for tea came back freezing.the hotel was full of people going to the theatre.so as paying guests we were unable to sit by the fire and have a drink.the next day we managed it.the breakfast was ok.not a great selection of rolls,pastries.cooked breakfast ok.pancakes great.the service the girls could have been a bit more welcoming.we waited to get our order taken second morning people who came in afterwards got theirs.we enjoyed our stay but it is not suitable for disabled.i don't think it would be suitable for people who have children.wifi poor signal.they had a flight of stairs down to the dinning room as well

Lovely hotel in great location. 5 min walk from Waverley station but quiet enough to ge5 a good nights sleep. A very good pric3 considering it was during the Christmas markets. Restaurant excellent too
Christmas Market Visit

This is one of our favourite hotels in Edinburgh and we have stayed before. It is a small independent hotel with lovely Georgian architecture and traditional Scottish decor. It is one of Edinburgh's best kept secrets tucked away at the top of Princess Street close to Carlton Hill and the old Scottish Parliament buildings. You must consider staying here. Staff are knowledgeable helpful and friendly and it offers a wide range of whiskies and traditionally cooked Scottish dishes. Fight for the seats in front of the open fire in the lobby area, sip a nice single malt and relax, bliss!!!

Positives, location and friendly staff. Negatives, cold, old fashioned, no character and no bar area. You could get a beverage but was from reception in the tiny lounge/reception area. Our room was situated above main entrance. This proved noisy on a night when guests returned to hotel or went outside for a smoke with general chatter. Old fashioned room and dated bathroom. Large ceilings made the room itself extremely cold. Breakfast mediocre. Service first morning was good, second morning when busier had to ask 3 times for a pot of tea.
A Little Gem

This is a lovely, cosy hotel in a very good location close to Waverly Station. My partner and I were in a newly refurbished room which was very tastefully decorated with a beautiful bathroom. We received a warm welcome at Reception, the receptionist being very helpful and interested in our visit to Edinburgh.
We look forward to our next visit.
