As in the name centrally based boutique hotel.
Pros - comfy clean, helpful staff, location, scooter hire across road to right 24 hrs 300 rupees, shops near by, great balcony (2nd floor only) to view Jussie and bushel of main road, good outside seating and table, soundproofed well from outside traffic, 8 minute walk to beach, good powered quirky showers (multiple jets), Foxes restaurant directly opposite ( great value tasty food), 2 ATM's within two minutes walk, good sizes ac lift.
Other - bathroom water runs warm intermittently, safe is not screwed down in room, rooms are not cleaned unless expressly asked for and whilst you are there,
Didn't partake in breakfast. Though it did sound busy above us on the third floor.
Hotel has own taxi service. Nice chap. 2000 rupees to take us one way to Palolem (s Goa)- 2 hrs 40 mins.
We viewed four other hotels across the road and walking right along the main road. Confident to say we made a good choice in staying here in terms of cleanliness, facilities and value for money.

The hotel is very centrally placed with walking distance from the beach, the beast way to roam around will be to rent a bike/car which can be done thru vendor just outside hotel. the rooms are new and clean with really shining interiors, so if you are looking at value hotel this is perfect.
the challenge you will find is the hotel is the breakfast, thus recommended to opt for without breakfast option as you can find multiple option as soon as you step down. the other thing to watch out is the hotel does not have a pool and has a Jacuzzi instead so if you looking at dip in the pool during your stay you will be disappointed.
overall for the money the charge it is worth the stay,

Nice comfortable hotel with good spacious room with all basic amenities present in the room. The balcony on for the second floor rooms is another plus good thing. Certainly value for money.
Complimentary Breakfast is a dampener, it’s really substandard and not even close to average. I've seen quite a few other customer reviews with a similar feedback and in fact the hotel even acknowledging it however seems like no action has been taken for months now. Parking is another hassle if you have a car.
Area of Concern/Improvement –
The hotel goofed up big time on our request for late check out. As we were checking in only at 11.30pm in the night, we called the Hotel (a week before our travel) about a possible late check out, that too on a Monday around 6pm. The staff (I think her name is Kalpana) agreed in principle and in-fact, a day before the travel too we re- confirmed this and the staff was in consensus.
Seems like they missed capturing or noting it down and on the last day of our holiday, it went all chaotic and haywire with the hotelier denying any such request and demanding that we check out immediately at 11.30am as they were running full leading to a finger pointing dialogue between us.
What I didn’t appreciate is, the unethical way they run their business.
Firstly when I checked online, they hotel had four rooms available in their inventory unlike what they said. Upon challenging this, the hotel succumbed and started playing a different card now. They offered a late check out but at a cost ₹1200/-. I was in no mood to further argue, so agreed to pay and save further sabotage of my holiday mood on the last day.
Second instance of unethical business operations - During check out the receptionist just showed me the food paper bills written on pencil without giving me a consolidated print bill. Ideally they should (coz all hotels do) for the room service orders.
To add to the displeasure, the bill for late check out also wasn’t provided. Upon requesting for it, she mentioned it will take some time to print. This was all inspite of us calling around half an hour before check out to keep our bills ready. Even though it is quite obvious something was fishy, I didn’t want to argue anymore in an already not so good experience last day stay here.
Lessons Learnt –
On the whole one last day not so good experience in this hotel impacted the overall good rating of this hotel. Suggest other customers, take note of these points so that you avoid displeasure during your holidays.

We have visited Goa during Diwali festival in last year. Hotel is located equi-distance from Calangute and Candolim beach. Room was spacious, food was very tasty. Each room had separate balcony. They usually provide complementary breakfast includes several varieties of north Indian as well as south Indians fast foods.

We had not booked online before visiting Goa. We checked few hotels, which were higher on budget and few were full. Luckily, we got room in Calangute Central. Our room was on 2nd floor, roadside facing. This new property on Calangute road admist buzzing market place is recently made with plush rooms with nice interiors.
Bed is very comfortable with good pillows and pullover. Room has big roadside facing balcony. Even though room is road touched but there is no noise if curtains are closed. Hotel provides 2 packaged drinking bottles with kettle for hot tea & coffee. Air conditioning system is nice. Bathroom is neat and clean with continue hot water at wash basin and shower. Large size shower & wall shower panels makes bathing experience awesome with hot water.
Wifi connectivity is poor from hotel.
Overall, a nice place to stay with family & friends.
